I would add, the furnishings, I can't tell you how many times a buyer

lamented over and over "I hate the couch,  or why is the furniture arranged this way" 

Seriously it doesn't matter because you can arrange your furniture any way you want when it is your home. :)

What I am trying to say is don't get hung up on things that will be gone when the sellers move out.

Envision the home as you would decorate it.
